Step 1: Consult With Us

Review and execute an Exclusive Buyer Agency agreement. This allows us to protect your process and see to it that your purchase criteria is duly noted in writing for your reference.

Step 2: Apply With A Lender

We can connect you to preferred Mortgage Lenders in order to get you a pre-approval to purchase. This process could take 7-14 days depending on readiness.

Step 3: Tour With Purpose

Tour pre-selected homes closest to your criteria using your pre-approval letter as leverage when submitting an offer. This typically strengthens your offer to motivated Sellers.

Step 4: Due Diligence Fee

We strategically structure a Due Diligence period that works best for you including Due Diligence Fee and Earnest Money Deposit. The Seller(s) may influence these amounts.

Step 5: Offer Accepted

Once the Seller accepts our offer we are officially Under Contract! This action immediately puts us in your "Due Diligence Period" meaning time given by the Seller to inspect the property.

Step 6: Caveat Emptor

Our Buyers can count on us to beware and be aware on their behalf. We will review and and all applicable home inspections, surveys and appraisals to discern progression value.

Step 7: Clear To Close

Once all Material Facts and negotiations (if applicable) align with the purchase agreement; we will be notified from the Lender that you are indeed clear to close. We're almost there...

Step 8: Closing Attorney

Now that we're clear to close, we will reconvene with the closing attorney of your choice; whose responsibility is to ensure the deed transfers to you, pre-approval is applied etc.

Step 9: Closing Day

Every strategic move we made in your Home buying journey prepared us for Closing Day. The day you officially receive keys to your property and closing gifts!
